Questions to ask your contractor and things to consider
before you sign a contract:
- How will my project be designed?
- Do you have licensed architects on staff or
do you use unlicensed draftspersons or
sub out the design
work?
- What are the qualifications of
the design staff?
- How many revisions
am I permitted during the design phase?
- Is the
design fee fixed or hourly?
- Will I be presented
with full color computer-generated renderings
of the exterior of my building?
- Is there one
person who will be responsible for my job
from start
of design to the
completion of construction
and through the entire
warranty period?
- Who is this person and
what are their qualifications?
- Who
will coordinate government approvals, permits,
variance
applications and environmental
approvals?
- Do I like the
designs, aesthetics and functionality
of the
work shown?
- Is the presentation
of the builder’s
past projects professionally
organized? Is it neatly
arranged,
are the photographs
clear?
- How long have
they been in business?
- Are
they licensed and fully insured?
- Do they have
recent references?
- Do
they have references from homeowners
for whom they
worked 5 –10
years ago?
