Phase I -- Preliminary Design and
Cost Feasibility Analysis
1 We listen
very carefully to your needs, desires
and expectations
for your new or remodeled home.
We will discuss with you a realistic
budget range that is acceptable and affordable
to
you.
2 Working
with you, we will develop a “Program” describing
the entire scope of your proposed home
including your objectives such as the
size of the home
and outdoor entertaining areas, the number,
types and
sizes of rooms, volume spaces, window
style and other important features. This
Program
will also include
aesthetic preferences, lifestyle needs
and other project information.
3 We then
incorporate your Program into analyzing
the site,
zoning requirements, building codes,
FEMA, CAFRA, DEP and
other relevant regulations
to determine
their impact on your home, its schedule
and your budget.
4 After
these essential steps have been taken,
QMA’s
in-house architectural design team will
develop preliminary design(s), computer
renderings,
specifications and
a construction cost proposal for the
proposed design(s).
5 We
will then conduct a design review meeting
with you and
a QMA architect to discuss these
preliminary
designs and construction budgets.
6 Taking
into consideration your valuable input,
we
will revise these
preliminary designs,
specifications
and budget, if needed, to ensure that
we are creating the home of your dreams.
7 At
the end of this first phase, we will
meet to
review
and approve your proposed final
revised preliminary
designs, specifications and final guaranteed
construction price and contracts.
Phase II – Construction
8 Based
upon your final approved preliminary
design.
QMA’s architects will prepare the detailed
construction plans and documents suitable for submission
to your town’s building department.
9 Prior to
construction, we will review these construction
plans and documents
with you to ensure everything
is just the way you want it.
10 We will
make the additions and modifications
necessary to these plans to obtain building
permits from your town.
11 After plans
are in order, we will hold a Pre-Construction
kick-off meeting
with you to discuss our processes,
construction schedule, mutual expectations
and responsibilities during construction
(such as the selection schedule
for products).
12 Construction
begins. During this phase, we will conduct
weekly progress
meetings with you to make
certain that everything is to your satisfaction.
13 Two weeks
prior to completion of your home, we
will conduct with you a
detailed inspection of the
work and prepare a punch-list of items
that need to be addressed.
14 One day
prior to completion, we will perform
with you a final pre-occupancy
inspection.
15 Thirty
days after move-in, QMA follows up with
you to assure that all work we
performed for you
is to your satisfaction.
16 We will
also request you assist us by completing
an evaluation and satisfaction
survey and returning
it to us so that we may continue to improve
our systems and processes.
17 Eleven
months after move in, we will perform
an additional walkthrough with
you to determine if
any warranty items need attention, adjustment
or repair.
